The acceptance of registration applications for properties with unknown owners is a crucial initial step in the property registration process. However, significant divergence exists regarding its implementation and the necessity of associated measures, leading to inconsistent practices across different registration units, even within the same registration area. This research, employing a descriptive-analytical method and drawing upon existing literature and practical experience, clarifies the procedural steps and requirements for accepting such applications. It critically examines variations in implementation across registration units, highlighting how these inconsistencies increase workload and engender litigation, thereby undermining the legislative objective of consolidating ownership and reducing legal disputes. Addressing these discrepancies is essential for enhancing the efficiency and uniformity of the property registration system and achieving its overarching goals.
